In our work we typically use Hummell & Clark Alto brand Sanders, Norton brand sandpaper, and Minwax or Last N Last brand stains and finishes.  For slightly more, you can request our water-based polyurethane.  It is more durable and dries faster.  Oak flooring costs between $1.50 and $2.50 per square foot.  Pine flooring is $2.00 to $3.00 per square foot.

Ask for details about the newest Water Based Polyurethane on the market. Trek or Traffic Water Based Polyurethanes costs extra, but it comes with a 15 year, manufacturer's wear warranty.

The minimum charge for sanding down and refinishing a wood floor can sometimes apply to jobs under 300 Sq. Ft.  Dark spots and/or black stains usually will not sand out completely.  The stained wood can be removed and replaced with a section that will match - or come very close to matching - your existing floor.  This technique is called "blending."  When your job is finished, we give you a complementary bottle of floor cleaner and skid protectors for your chairs.

Which has less smell or odor? Water based.

Which has a UV protectant in it? Water based.

Why doesn't everyone use WATER BASED POLYURETHANE? It's more expensive and harder to use.

You cannot buy the same water based polyurethane that we use. It is not for sale at the paint or hardware store. We have to mix a catalyst with our finish, and after it has been catalyzed it only has 6 to 24 hours pot life.

Oil based polyurethane is thicker, and has an amber tone to it. It is also the polyurethane that has been used for the last 30 to 40 years. Since it is cheaper, and easier to use, most companies only estimate to use oil based. Their mechanics are more familiar with oil based polyurethane, both in the application and the technical aspects of oil based.

We are now recommending TREK of TRAFFIC water based polyurethanes for our customers that want to use water based polyurethane. TREK is manufactured by the Last & Last Company, and comes with a 15 year manufacturer's warranty.  TRAFFIC is manufactured by Bona and also has a 15 year manufacturer's warranty

Water based polyurethanes are more expensive. If your contract does not specifically call for the use of water based polyurethane, it probably was not estimated to use, and will not be used!
